The West Village at DGT Towers 3, 4 and 5 Now Have a License to Sell

DHSUD has issued the License to Sell for Towers 3, 4 and 5 of The West Village at Davao Global Township. Here's what it covers and how to check it before you reserve.

The Department of Human Settlements and Urban Development (DHSUD) has issued the License to Sell for Towers 3, 4 and 5 of The West Village at Davao Global Township. Units in these towers can now be officially offered and reserved.

If you missed Towers 1 and 2, this is your next opening. Here's what changed, what it means for you, and what to check before paying a reservation fee.

The Township First

Davao Global Township (DGT) is a 22-hectare, ₱33-billion master-planned estate in Matina, built on the former Davao Golf Club. It's developed by YHEST Realty and Development Corp., a joint venture of Cebu Landmasters, Inc. (CLI) and the Yuson, Huang and Tan families of Davao's Villa-Abrille clan.

The township's first residential project, The East Village, set the pace. Its first three towers, 1,087 units in all, sold out in four days in 2022, and a fourth tower followed.

The West Village in Brief

The West Village sits on Block 11 of DGT along General MacArthur Highway. Its towers rise above a retail podium, with a contemporary design inspired by the 11 Tribes of Davao. Towers 1 and 2 opened for sale first.

Why the License to Sell Matters

A License to Sell (LTS) is DHSUD's permission for a developer to sell units in a specific project, phase or tower. It means the government has reviewed the plans, permits and the developer's capacity to build.

It also brings your protections under PD 957 and the Maceda Law into play. Those cover your right to see project documents and, after at least two years of installments, a partial refund if you can no longer continue.

One detail buyers often miss: each LTS covers only the tower or phase named on it. Tower 1's license doesn't cover Tower 3, which is why this release matters if you're eyeing the new towers.

Check it Yourself

  1. Ask your agent for the LTS number of the exact tower you're reserving in.
  2. Search the DHSUD List of Projects with License to Sell for "The West Village" or "YHEST Realty."
  3. Not listed yet? New licenses can take time to appear online. Call DHSUD Region XI, which covers Davao.

Who These Towers Suit

  • Matina-based families and professionals who want township living without leaving the area they already know.
  • OFWs and investors looking for a Davao address inside a planned business district, with offices and retail growing around it.
  • Long-horizon buyers comfortable with a pre-selling timeline of several years to turnover.

The Bottom Line

Towers 3, 4 and 5 are now licensed and open for reservation. Early buyers in a new tower usually get the widest choice of floors and views.
